Foster + Partners Unveils Vision for Manchester United's New World-Class Stadium and Regeneration Masterplan

Foster + Partners, in collaboration with Manchester United, has proposed a visionary new stadium and a broader masterplan that will transform Old Trafford into a global football destination and vibrant community hub.
Foster + Partners, renowned for innovative architecture, has partnered with Manchester United to create a world-class football stadium at the heart of a broader regeneration masterplan. This ambitious project aims to enhance the fan experience and contribute to the economic and social renewal of the Old Trafford area. By incorporating mixed-use developments, the project will benefit the local community, attract new residents, increase job opportunities, and make the district a lively destination for visitors from Manchester and beyond.
The proposed new stadium, designed by Foster + Partners, will be a landmark at the core of this master plan, acting as a catalyst for regeneration in the area. This concept provides the foundation for more detailed feasibility studies, consultation, and planning work in the next development phase.
Lord Norman Foster, Founder and Executive Chairman of Foster + Partners, emphasized the importance of the fan experience in the design. He stated, “This is one of the most exciting projects globally, with immense regional and national significance. It starts with the fans’ experience, bringing them closer to the pitch while enhancing the stadium’s atmosphere acoustically. The structure is capped by a vast umbrella that harnesses energy and rainwater, covering a public plaza twice the size of Trafalgar Square. The outward-facing stadium will be the beating heart of a sustainable, walkable district, connected by public transport and endowed with natural elements. It’s a vision for the future – a global destination that Mancunians can proudly call their own.”
Preserving Tradition, Embracing Innovation
Sir Jim Ratcliffe, Co-owner of Manchester United, highlighted the balance between preserving Old Trafford’s history and advancing with modern innovation. He said, “This marks the start of an exciting journey to create the world’s greatest football stadium while maintaining the essence of Old Trafford. The new stadium will not only elevate the fan experience but also act as a driving force for the economic and social revitalization of the area. This project is of national importance, supporting infrastructure investment in the north of England.”
Innovative Design and Fast Construction
The stadium design, led by Nigel Dancey, Head of Studio at Foster + Partners, celebrates Manchester United’s rich history. Inspired by the club’s iconic trident emblem, three towering masts will hold up a translucent canopy that envelops the stadium. This distinctive design will define the skyline, creating a globally recognizable landmark. Dancey explained that cutting-edge prefabrication techniques and the Manchester Ship Canal network will accelerate construction, delivering the stadium in record time.
Transforming the Region
Andy Burnham, Mayor of Greater Manchester, emphasized the project’s broader regional impact. “This regeneration is a key part of our 10-year plan to boost growth in Greater Manchester. Investing in public transport, housing, and amenities around the stadium can unlock benefits for the entire north-west. We are ready to collaborate with the club, councils, and communities to maximize this opportunity.”
The regeneration project will convert a one-million-square-meter brownfield site into a thriving mixed-use district featuring green spaces, bridges, and waterfront areas. Sustainability is at the forefront, with provisions for rainwater collection and renewable energy sources. The potential removal of freight trains from the West Coast Main Line will enhance connectivity, increase passenger traffic to Manchester Piccadilly, and create better rail links with Liverpool.
A Stadium of the Future
Breaking away from traditional stadium designs, the new Manchester United stadium will be open and outward-facing, with balconies offering views of the surrounding development. Situated at the district's center, it will symbolize the club’s spirit and Manchester’s industrial heritage. Fans can look forward to a 100,000-seater stadium that offers an unparalleled matchday experience, with seating close to the pitch and excellent acoustics.
The design includes a large public plaza featuring interactive experiences for fans and visitors and a scenic route along the Bridgewater Canal. A new train station will lead to the plaza, creating a welcoming gathering space for fans and the local community.
